We offer our services for various types of small and medium size developments in the residential and commercial sector. This can be design service for: new-built buildings on brown or green sites; extensions; conversions and extensions of lofts and basements; change of use of existing structures - also in conservation areas and for listed buildings. Our range of service contains all stages of architectural design (preliminary concept design, planning stage, technical drawings, detail drawings), structural calculations and building services design, contract administration, administrative proceedings, agent services, site inspections, final architect's approval etc.

We build 3D model of every house we design or redevelop. And this is our practice standard which is a part of BIM level 2 policy that we have implemented many years ago. Therefore, there is no chance we are wrong with our design solutions. And this is our strength.

 All of our service range is listed below:

1. DEVELOPMENT PREPARATION STAGE:

​Support in the site acquisition process; site feasibility study within town planning and conservation requirements, technical limitations and potentials;  development programme preparation; initial concept design including preliminary fire strategy, health & safety issues, energy conservation and sustainability ; negotiation of the concept design with a local authority (pre-application advice)

2. PLANNING STAGE LEADING TO THE PLANNING PERMISSION OR PERMITTED DEVELOPMENT CERTIFICATE:

Design for planning consents (planning permissions, conservation consents, permitted development certificates); liaison with local authorities during proceeding relevant decisions; appointing consultants to required reports regarding e.g: the site pollution, development impact on local traffic, air quality, noise impact, day and sunlight conditions etc.; appeals to the Planning Inspectorate.

3. PRE-CONSTRUCTION STAGE - TECHNICAL DESIGN AND BID PACKAGE PREPARATION:

Building and site surveys and reports (including building condition survey and geotechnical soil investigation; architectural working drawings with details; structural design (including structural calculations, drawings and details); structural design services for contractors; structural design for temporary works; building services design and drawings; works specifications; Party Wall surveys and awards; CDM Principal Designer service; Health & Safety consultancy (RAMS); LABC approvals, HRB authority approvals.

4. CONSTRUCTION PHASE:

contract administration (if appointed); site inspections; quality control.

5. WORKS COMPLETION, SNAGGING AND HANDOVER STAGE:

Snag lists; as-build drawings; Land Registry drawings; handover sign-off.

NOTE:

​Not all listed above activities are executed directly by us. We appoint on behalf of the client necessary specialist consultants to deliver required design, analysis and reports. Given example of stages and range of services refers to larger size of developments.
