Here you can find examples of our fees for design and planning services for basic types of redevelopments and new built buildings in private residential sector.  

Please, see the table below. It contains indicative fee values, which should always be adjusted by the member of our team to the conditions of your property in order to offer you the best price. What do you get in return? We propose the design solutions which are feasible and "buildable". That is the basic difference between us and many others. We have worked with loads of planning drawings (made by others) which e.g. presented a bathroom under the roof slope in the front side of the converted loft where the maximum height available after all necessary works was about 1.5m. Would you like to have a bathroom or shower room like this? Definitely not. Or stairs. In about 80% of planning drawings (that we receive from our clients) stairs geometry and overhead space are fake and do not comply with Building Regs at all. We solve this kind of problems for you.

  LOFT CONVERSION - UP TO 30sqm
  starting from £800, plus £50 for each square meter above 10sqm
  e.g. 20sqm loft conversion: £800 + 10x£50 = £1300
  SINGLE STOREY EXTENSION - UP TO 40sqm
  starting from £600, plus £40 for each square meter above 10sqm
  e.g. 20sqm single storey extension: £600 + 10x£40 = £1000 
  TWO STOREY EXTENSION - UP TO 40sqm
  starting from £1000, plus £50 for each square meter above 20sqm
  e.g. 30sqm (2x15sqm) two storey extension: £1000 + 10x£50 = £1500  
  BASEMENT - CONVERSION OF AN EXISTING BASEMENT INTO HABITABLE ROOMS WITHOUT UNDERPINNING - UP TO 60sqm
  starting from £800, plus £50 for each square meter above 20sqm
  e.g. 40sqm basement conversion: £800 + 20x£50 = £1800
  BASEMENT - CONVERSION OF AN EXISTING BASEMENT INTO HABITABLE ROOMS WITH UNDERPINNING - UP TO 60sqm 
  starting from £800, plus £60 for each square meter above 20sqm
  e.g. 40sqm basement conversion: £800 + 20x£60 = £2000  
  BASEMENT - ERECTION  OF A BASEMENT WITH HABITABLE ROOMS UNDER AN EXISTING DWELLING WITH DEEP UNDERPINNING
  UP TO 60sqm  
  starting from £1000, plus £60 for each square meter above 20sqm
  e.g. 40sqm erection of a new basement under existing dwelling: £1000 + 20x£70 = £2400
  BASEMENT EXTENSION - UP TO 60sqm 
  starting from £1400, plus £80 for each square meter above 20sqm
  e.g. 40sqm basement extension: £1400 + 20x£80 = £3000
  NEW DWELLING HOUSE - UP TO 120sqm
  starting from £2000, plus £50 for each square meter above 70sqm
  e.g. 100sqm dwelling house: £2000 + 30x£50 = £3500 
  NEW OUTBUILDINGS AND GARAGES - UP TO 30sqm
  starting from £500, plus £30 for each square meter above 10sqm
  e.g. 20sqm outbuilding or garage: £500 + 10x£30 = £800 
  SUBDIVISION OF THE EXISTING DWELLING INTO TWO FLATS
  starting from  £1200 for 3-4 bedroom dwelling subdivision into two flats, not including loft conversions or extensions

4. LARGER SIZE OBJECTS TO BE CALCULATED AND NEGOTIATED INDIVIDUALLY
